Agraa Legal is hiring Associates to join its Real Estate Practice in Bangalore, with openings for candidates having 1 year and 2–4 years of post-qualification experience.
Eligibility
• Working knowledge of the Transfer of Property Act.
• Working knowledge of the Indian Contract Act.
• Knowledge of laws relating to Probate, Succession and Inheritance.
• Knowledge of the Real Estate (Regulation and Development) Act, 2016 (RERA).
• Knowledge of the Karnataka Land Revenue Act.
• Knowledge of the Karnataka Land Reforms Act.
• Knowledge of Stamp and Registration Laws.
• Knowledge of Municipal and Planning Laws.
• Prior experience in title verification, title due diligence, real estate documentation or property law advisory will be preferred.
• Proficiency in Kannada and English, including reading, writing and speaking, is mandatory.

Job details
• Conduct title due diligence of agricultural, converted, residential, commercial and industrial properties.
• Review title documents, revenue records, land acquisition records and regulatory approvals.
• Prepare requisition lists, title reports, legal opinions and transaction-related advisory notes.
• Draft and review Sale Deeds, Release Deeds, Gift Deeds, Joint Development Agreements, Development Management Agreements, Lease Deeds, Powers of Attorney, Mortgage Documents and other transaction documents.
• Advise on issues relating to land laws, succession, inheritance, property rights and regulatory compliance.
• Conduct legal research and prepare written opinions on complex real estate matters.
• Participate in client meetings, negotiations and transaction structuring discussions.
• Work on matters involving real estate developers, large-scale land aggregation and acquisition projects, financial institutions and banks.
• Gain exposure to residential, commercial, industrial and mixed-use developments and structuring and documentation of real estate transactions across Karnataka.
